The Lakes is located centrally in Bangkok residential area of Sukhumvit road. The project was created from the shell of an uncompleted office building that was abandoned during to the economic downturn of 1997. 8 floors of additional structure were required resulting in all areas being available for fitout at contract commencement. The high floor to floor ceiling height typical of an office development enhanced the interior design aspects of the project

From the ground floor lobby, levels 2 to 10 were existing car park. The structure apartment layouts stated on level 11 and continued thought to level 32 with 8 apartments per floor. Above 32 the Penthouses were created with level 33 being single storey units.  Level 34 and 35 were duplex Penthouse and on units level 36 a large Fitness centre and Swimming pool were built

The high quality of finishes that were achieved set the benchmark in residential developments post.
